The plot belonging to it, including the vineyard, has an area of 937 m².In the Mk1 garden agricultural zone, a farm building may only be placed on a plot where at least 80% of the land is used for viticulture (grape cultivation). The building may only serve purposes related to grape growing, grape processing, wine storage, or wine tourism, and may not be used as accommodation or as a residential building. A maximum of 3% of the plot may be built on, and the above-ground building footprint may not exceed 120 m². A cellar may also be constructed; however, underground development may not exceed 5% of the plot area, with a total maximum underground floor area of 200 m². The building height may not exceed 4 meters. Construction is only permitted on plots of at least 2,700 m² with a minimum width of 16 meters at the building line. The building must be placed at least 6 meters from the road-side property boundary. Caravans and container homes are not permitted in this zone.
In addition, the mowed area shown in the advertisement is also included in the purchase price of the property. This land belongs to the Mk2 zone and is approximately 2,400 m² in size.

Buildings must be placed at least 6 meters from the boundary adjoining a public or private road, and their height may not exceed 4 meters. Caravans and container homes are not permitted in this zone.
Traditional fencing may not be built in this zone. Cultivated land may be bordered with vineyard trellises or native vegetation, and wildlife protection fencing accompanied by vegetation may be installed in cases of justified wildlife damage. The natural terrain, as well as traditional stone terraces and retaining walls associated with viticulture, must be preserved. Existing retaining walls may be renovated and new ones may be constructed, but on land with an average slope greater than 10%, retaining walls may not exceed 2 meters in height; on gentler slopes, they may not exceed 1 meter. Establishing an agricultural estate center is not permitted in this zone.
